The problem

A neighbor who hasn't paid in two years and no one acts. A homeowners' meeting that approves an unlawful special levy and no one challenges it. Construction defects the developer refuses to fix. Spain's Horizontal Property Act (Law 49/1960) governs all of this, but applying it requires a lawyer who knows it inside out. A property administrator handles the day-to-day, but when a real legal dispute arises, you need a specialist lawyer.

Our approach

We are lawyers who also manage homeowner associations — not administrators who subcontract lawyers when problems arise. That difference is fundamental: when a dispute arises, legal defense is immediate because we already know the association, its minutes, its resolutions and its history.

We challenge meeting resolutions when they violate the law or the bylaws (Art. 18 LPH). We collect debts from delinquent owners through monitory proceedings (Art. 21 LPH).
